How VanEdge Tracks UAE Real Estate Deals Using Real ADREC and DLD Transaction Data
What is ADREC and DLD data, and why does it matter for a deal?
ADREC (Abu Dhabi Real Estate Centre) and DLD (Dubai Land Department) are the government bodies that record real property transactions in their respective emirates. VanEdge KYAML™ imports transaction-level data from both — community, price per square metre, transaction count, off-plan share — so a developer or broker evaluating a deal is looking at real registered activity, not an estimate.
How does VanEdge use this data for developers?
Development Hub's Market Intelligence engine scores land-use segments (apartments, villas, retail, office, and more) per emirate using real transaction registers: demand score, year-on-year price movement, vacancy, and — for Abu Dhabi communities — a Development Opportunity Score that weights demand momentum, supply compression, appreciation spread, and land utilization. Communities with too few transactions to score reliably are flagged rather than given a fabricated number.
How does VanEdge use this data for brokers?
Property Transactions (conveyancing) tracks each deal — buyer, seller, purchase price, current stage — through a pipeline from intake to e-signature. For B2B deals routed to a developer for NOC (No Objection Certificate) issuance, the deal is visible in that developer's NOC Inbox and advances through defined stages (KYC pending, AML screening, documents requested, under review, approved) until the transfer completes.
Does VanEdge handle property management and invoicing?
Yes. Property Management tracks maintenance work orders end to end: a tenant-reported issue becomes a work order, a contractor submits a cost report, and — above a configurable threshold — a landlord approval gate holds the work order until the landlord signs off before an invoice is generated. Accounts separately tracks commission per conveyancing deal, linked to the underlying property transaction.
Is any of this AI-generated data, or is it always real?
The market-facing numbers (transaction counts, prices, scores) come exclusively from the imported ADREC/DLD datasets — an AI model is only ever used afterward, to write narrative prose around numbers that are already final, never to generate the numbers themselves. Client and deal records created via VanEdge's AI Autopilot agent are separately tagged with their origin (email, WhatsApp, AI Autopilot, or manual) so a compliance officer can see at a glance how each record entered the system.
What happens when there isn't enough real data for a location?
